Best Room to Upgrade for Home Resale Value

 
If you could only upgrade one room in your house to give yourself more bang for your buck when you go to resell, upgrade the bathroom!
 
A minor bathroom remodel should cost less than $10,000. You should see a return on investment up to %102 of that value! And if you do most or all of the work yourself, you will earn even more in sweat equity!
 

Things to Upgrade in the Bathroom:

 

Cabinets

If you have older outdated cabinets you have a couple options. The cheapest being- REPAINT! Choose either a grey, black or white paint to upgrade your oak wood or whatever the previous color was. These colors are more modern and still neutral enough to fit into other peoples decor and preferences. You might think that deep purple cabinets would look amazing but your next buyer might walk right out the door if they see purple cabinets!
If the cabinets are in bad shape or a really outdated style that paint cannot cover up, then replace them! You can get pretty inexpensive sets from the big box stores. Or go on a used site and buy from someone getting rid of their set to save a bit of money.

Walls

PAINT! Choose a paint that complements the cabinets. If you chose a darker paint for the cabinets, lighten it up on the walls. Or if you went with white cabinets, warm it up on the walls. Grey and a warm grey are really popular colors right now. You could also add some color with an arctic blue or a minty green. Paint is one of the cheapest and biggest ways to make a drastic change in a room! Everything looks cleaner with some fresh paint!

Sink and Faucet

It may be time to get rid of your sink and upgrade. Some big box stores that sell the cabinets have sinks that come right with it. If you are on a tight budget, there are ways to take your brass faucet and fixtures, and repaint them with a nickle finish. This is a cheap and fast way to make a big impact to update the bathroom.
 

Toilet

There is not much more distracting than a toilet that is dingy or with a seat that is barely hanging on. Upgrading the toilet may seem like a frustrating thing to spend money on but it can be worth your money!

Bath/Shower

Remove the old sliding glass doors and put up a cute curtain. Re-caulk the tub to give it a fresh and clean look. Scrub it down to get rid of any distracting dirt. Or go ahead and re-tile the shower or replace the tub!  You can also get your tub re-glazed for under $400.
 
 
You can go even further with the floors, plumbing, light fixtures and all but here are just a few ideas to get you started. They would make a huge impact and also bring your resale value up!
